Our new project completed in autumn 2015 is situated on the St Clements coast road a few hundred metres west of La Rocque Harbour. There are bus stops directly outside the entrance to the development providing easy access to town and Gorey. There is a Co-op supermarket, post office, petrol station in close proximity of the site. There are two slipways to the Beach within easy walking distance of the development and the site has direct pedestrian access to La Rue de La Lourderie and the green lane network for walks which lead to the Holme-Grown garden shop & restaurant.

The properties are being exclusively built for the over 55’s and will include 19 two/three bed cottages and 35 1 & 2 bed apartments, all have provision for dedicated and visitor parking.

The general design of the properties is traditional with a mix of granite and rendered elevations, natural slate and pantile roofs and timber windows. The emphasis on the landscaping is on ease of access with level surfaces throughout the development. Cars are purposely hidden away in parking courtyards. Brick paving finishes to the roads and pavements will be further enhanced giving a traditional look appealing to the eye. Standing oak sleepers design will form a natural back drop to the dune planting theme and wildlife pond, creating a relaxed garden atmosphere. Within the communal area there will be a boule’s area for neighbourly competition, but if you would rather sit and watch the world go by bench seating will be located in the garden.

Ground floor apartments have private garden area with first floor apartments having balconies. All apartments are serviced with lifts. Internally the homes will have a modern theme with oak veneer doors and chrome ironmongery. Kohler bathrooms and Impuls kitchens bring a fresh contemporary look with tiling or Camaro flooring. Walls, ceilings and woodwork are white or cream making the rooms light and bright. The properties are to be well insulated as per current Byelaw standard keeping heating bills to a minimum. Each home has the luxury of electric underfloor heating on the latest E20 electric rates, the benefit of the selected system is that it does not require any traditional boiler maintenance. The hot water is heated with the latest energy efficient insulated stainless steel boiler that will also be metered on E20 tariff helping to keep running costs low.
